Overall Represents the HOA Board The company selected for this duty is CCMC - they are professionally focused on HOA management per their corporate site (link above)
All these roles in this company have certifications - I will add more on those certification later. Short summary - it is not impressive when you read the required education requirements and training. So you can throw all the letters you want after your name - don't care. You do any job, people want results.
Community Manager Not Sure Not defined but infered - the buck stops here! well, until it doesnt. IF there is any clarification of process, expectations, defining another decision maker. Seems to get up at HOA meetings and say things but there is no evidence . IF you get any information in documents that roll out of this crew - it is so amorphous and high level - you think you are getting informaiton but you aren't. It just sounds pretty
Deserves another entry in this table because - whatever this person is doing - it is not clear. Probably works but I think the actual role is to obfuscate and create a lack of transparency to protect something behind a firewall. As a community member, he will be polite but you wont get any real answers. Just direction on rules that you are not supposed to try to understand. AND DONT think you can ask for any process or clarity -- LET THEM EAT CAKE!!!!
Assistant Community Manager Enforcement I think This person, direct experience, does all the work. Recently promoted - she takes the calls and tries to answer the questions. If the HOA Resident Director has his way - she will be checking on you as much as possible to enforce the RULES
Community Coordinator Entertainment or something New as of April 2025 - last person doing this did pull together events and such. This person (or the role) does some real work in the community
Community Maintenance Manager Fixes things - does some real tangible stuff I have never heard anyone talk about this role/person but that is a good thing. Whatever is heard - this guy is probably smart on these civil engineering things and is effective because the community is physically cared for at a A Student Level
Executive Behind the Community Manager I spoke with the VP - more of the same - assurances I am heard but no real answers. This whole outfit of CCMC seems to live in a constant state of placation. Maybe there will be some accountability in the future for what the local team is NOT doing but for now - climbing this ladder to more senior management. Got nowhere

March 2025 - HOA resident annual meeting Ran the Meeting - HOA Community Manager. Tried to keep it light but said lots of stuff that was ambigious Fluffy words - lots of ambiguity - no real evidence in much of what he stated. Not a bad personality but definitely uses words alot that say almost nothing
Aopril 24, 2025 - HOA Board Meeting HOA Community Manager: Ran inputs on this meeting to the Board. Provided some statements to answer inputs HOA Community Manager: stated things but not sure what evidence was provided. From an audience member - I heard the words but direct experience - I dont trust most of what fluffy comments were made. By fluffy "stating this true thing" without evidence - the lean is - that isn't really the whole truth that was just stated
HOA Community Assistand Manager: Gave inputs on enforcement items. HOA Community Manager added some information to this enforcement discussion This person / role gave inputs - actually tried to pull 7 of 10 names off the Board's Executioner squad approach to fine pople. I feel bad for this person - she seems to want to do the right thing but due to pressure from somewhere is in a job to be the executioner (put forward considerations for fines)
Other roles: not present (Community Coordinator and Maintenance Manager) Community Coordinator is new add / hire and Maitenance Manager got kudos - probably deserved
HOA Board lauded the HOA Manager and team Not sure why - the board has no idea any evidence of what HOA Management is NOT doing - they take this group (CCMC) at their word even though the HOA President has evidence (my dread of a shed) that they should not be overly trusting this HOA Management team. There are breadcrumbs where what is going her is concerning
