Have to see if there is any definitions in the governing documents - dont remember seeing any. There are general website that explain these roles and I may use that to define the duties but will caveat that it is not this HOA defined https://www.flsenate.gov/laws/statutes/2018/720.303 Florida Senate - Association powers and duties; meetings of board; official records; budgets; financial reporting; association funds; recalls.
Director if allowed (safe) to not approach defamation and liable concerns; author will publish what is legally allowed of the board members. I can't find any information that explain the duties or role description specifically. I will come back to this - at least with some general definitions of what is normal for this role Based on governing documents - this is the first HOA community member on the board when the community gets to a specific percent of completion. At different levels of completion (25% to 50% or whatever) - they move more HOA residents to the board and Developer steps down This first HOA board member from the community is the author's direct neighbor. VERY concerned about this role and voice for the community. I think everyone would want someone of great CHARACTER and I am very concerned based on usecases that I think you should know about

March 2025 - HOA resident annual meeting Prior to election to Director The use cases of direct experience of the author's neighbor may be interesting. you can read that on THE BLOG about the Trashcan Run. This is where you can read more about how the HOA Manager (based on this member and neighbor request) stated - "He asks that you not walk or touch their grass" and egregious direction from HOA manager to "have the gate to the back yard moved to the other side of the house"
Yes -- that personality is now the HOA "community member" director and your voice to support and champion the residents
Aopril 24, 2025 - HOA Board Meeting HOA Board of Director Meeting: Agenda items will be in another section; however the callouts on this page are what each "Board Member" focus items were: Previous Minutes approved, Insurance Renewal, Janitorial Contract, --->Use of Surplus Funds <---, Online Voting, Covenant Committee new members (replacing his wife that resigned), Fines to Residents, Priviledges to Residents, HOA Manager Report, Additional Comments
Focus: Surplus Funds: if there is a foundation at the recommended Elementary School who can accept funds
Focus: There is clause within "emergency action" for the HOA to recoup fees when have take emergency actions
Focus: Covenant Committee: as he states in comments that his wife was on this committee he held discussion that the group needed to lean towards the female nominee to replace because it should have diversity HOA President stated "Gender has no relevance" --- GOOD ON HER! By the way - in the end - there were two candidates and this Member (Director - resident member) seconded the motion to approve the male candidate. So much for his stated desire where he was pushing diversity on this committee? He could have obstained or voted NO and that would be standing on principal for something he literally just said 5 minutes ago
Focus: Enforcement Actions: Lots of interest in fines amounts, leveraging these to escalate on residents, interest in how often the HOA Management company does "checks" on residents and what hours (because after hours things can be seen - at least he implied), there were discussion points on Foreclosures of property and correlation to the BAD PERSON/ADDRESS LIST - HOA President stopped that coversation He has a deep interest in ensuring you are being policed and fined properly. Also seems intrigued by neighborhood foreclosures and how much information can be gathered to study these private issues. That is a BANK to private individual concern and there is a different process for the HOA to be legally informed - so good on the HOA President for knocking this line of questioning off quickly
Author Comment: This member is very interested in the enforcement, fines, how often the HOA Management company is looking at the HOA Residents for compliance, how to get back funds when the HOA comes after you (emergency action)
