April 24, 2025: HOA Board met 

Draft section: There was an agenda and I took my own minutes which I will call the REAL MINUTES.  Based on what is NOT captured in the history of documents I have reviewed - I will attempt to capture better information than the regurgitated agenda that I have read - which the CCMC HOA Management Company might be compiling.  I don't think the Secretary actually writes this documents - I think he just approves what the CCMC HOA Management Company puts together.  This is based on eyewitness testimony (author of this site) that watched the meeting for the hour long duration and did not see the Secretary taking many notes.

 

I have to data mask information on my minutes so as to not DOX or defame someone but that will be done soon  

 

Review of what is actual written in the CCMC HOA Minutes (or whomever) - nothing captured of what people said from the community.  That just all went up in smoke because if it is not written down it didn't happen and it won't happen

 

BEFORE THE MEETING

Will attempt to build a whole section for history and events.  Like, the last Annual meeting held - where I know the minutes will capture NOTHING the HOA residents stated in the meeting.  I will capture and post what people talked about (doesn't seem like the HOA governing body or management company really cares about any of that) -- LET THEM EAT CAKE

 

  • Thursday: 4/24/25: there is a meeting coming up - not sure what I can say about it or not but will say at least this.  
  • They are allowing people to speak up to 3 minutes - I may - but for this go around might just listen to others to see what others think about this "wonderful communication" I am enjoying
  • They have about 10 addresses listed - fines discussion - I am not sure who is going to be put up in front  of the firing squad but may find them and see if they had the "wonderful communications" experience I have had -- will interview and add their use cases if it the "stellar" level that I am witnessing.  (sarcasm intended)

 

Purely a guess based on odds --> with 10 targets, probability is that some may have been dealt crap cards by "overlords" and were staged for the show where they will be drawn and quartered. Just a hunch.  I will see if I can find out.  I firmly believe we deserve the unfiltered WHOLE Story and not the one that will be played out on stage.  I have a difficult time that in this community, with the price point and people that are here, there are this amount of derelicts that can't follow "the rules"

4/26/25: Update: I attended this meeting and I have to data mask the notes.  I will publish the REAL MINUTES in another page

summary of findings and minutes

- 8 people attend in total other than board and HOA management (which was 6 additional)... yes, you read that correctly - eight - that's all from a community of over 100 homes or whatever is here now.  under 10% of the community.

- HOA member director - seemed to be very focused on all enforcement actions, how often the HOA management company is checking on you, how to ensure you are all held accountable

- 10 names on the firing squad was reduced to three names/addresses because it seems 7 of the address where being good little boys and girls and cleaning up their yards. No real details and obfuscation (of course) on process, infraction details, etc.  An audience member directly asked about this "what are the (infractions)" and we heard a very high level response "weeding and mulch." 

- The agenda is behind a login - have to see what can be shared but it was followed. at a high level it was

-- voted on a new enforcement policy 

-- Insurance renewal

-- Janitor contract

-- What to do with Surplus funds (charity or keep)

-- Online Voting allowed

-- Covenants Committee new member added (due to resignation): What qualifies this person?  Who knows and who cares.   They know a guy on the Board or they had interest to do this thing (with absolutely no agenda to bully people in this community - certain about that right?).  Here is the qualifications " he lives here, he raised his hand and no one knew any reason why he should not be added to this committee "That RECOMMENDS FINING YOU!"

-- Fines of people not compliant with the covenants

-- Something about Privileges and foreclosures

-- HOA Manager read out (dribble, not much in notes that really matters)

-- Enforcement - how the new HOA Director Community Member took interest into when HOA Management was out looking at the HOA residents to go after noncompliance

-- HOA Director Community Member - Buddy (named Rich or Rick) - verbally went after the HOA President (aggressive tone) because she interrupted his buddy when trying to speak

 

ITEMS

- Enforcement policy - Never seen it, no idea what is in it, but later it stated there is NO LIMIT to how much HOA can come after - use to be $1k limit now it is endless. Also stated that this was "more clear".  Author note:  I am doubtful this thing is worth the paper it is written on, but am looking forward to reading it

- There was resignation of a covenants committee member (the HOA Director Community members wife) and then a bit of a debate to replace her with the female candidate that was solicited.   That was all supported by the HOA Director Community Member). in the end they went with the male who followed the process and this HOA Director Community Member seconded that motion.

- picked up a contract for May to Sep on Pool Janitorial support - the lowest bidder

- HOA Management (CCMC) stated things in the discussion - but of course - not evidence based - just verbal statements to the Board members when asking questions. I think I can probably refute what HOA Manager attests/states with just a little bit of investigation though.

- HOA President did good to stop a bad inquiry into Foreclosure and correlation to enforcement house address list (that is legal overstep) -- of course this was inquiry by HOA Director Community member

- HOA Secretary and Treasurer had good questions and interest to validate inputs from HOA Management (CCMC) - but they were still overly trusting

- Kudo's at the end to the CCMC HOA Management team by HOA President and a few other Board Members - you can tell they are not reading this site - because there is a lot of concern with this praise versus what this site produces as evidence 

- the audience made about 4 statements and they were thanked by the HOA president for the input - only one was responded to directly at the end.  I will add that to the minutes page when I can data mask and evaluate.  The other things were

-- owner had concern on 'dog park" where there is a hole in the boundary and an aggressive dog charged her (not addressed)

-- I think the reference was about the pool and how the barriers to keep people out can be stepped over and "saw a few large boys that could" (not addressed)

-- Had a wooded lot -  does not have one now due to clearing of land (addressed)  -- side note: my research shows The FOUNDERS can do whatever they like so this guy may be screwed if he thinks he has a good position argument.  This was from the 55+ community - so I hope there are other rules to help him on this

-- During the meeting: audience member stated "where are the people running for this committee?" and "doesn't this concern you that the people wanting on this committee are not even here?"  (not addressed)

 

POST MEETING RESEARCH

Unless I can find information better than this statute comment.  If I am reading this correctly, my neighbor (HOA Director Community Member)  is going to be EXTREMELY HAPPY with this.  SO!!!!!  The change is to comply with this new legal statement to state there are no limits to the fine.  I can just see him grinning every day for the next month, maybe duration of his 2 year position.  He can now ensure you toe the line or pay the price with no LIMIT.

A fine may not exceed $100 per violation against any member or any member’s tenant, guest, or invitee for the failure of the owner of the parcel or its occupant, licensee, or invitee to comply with any provision of the declaration, the association bylaws, or reasonable rules of the association unless otherwise provided in the governing documents. A fine may be levied by the board for each day of a continuing violation, with a single notice and opportunity for hearing, except that the fine may not exceed $1,000 in the aggregate unless otherwise provided in the governing documents. A fine of less than $1,000 may not become a lien against a parcel. In any action to recover a fine, the prevailing party is entitled to reasonable attorney fees and costs from the nonprevailing party as determined by the court.
