Board Positions and Committees 

DEFINE THESE ROLES AN DUTIES

Each of these has their own page because there are a few things to accomplish on this site

1. Explain the structure - this page

2. Talk about the role in more detail and understand the actions the person sitting in the position is doing (what it their focus?, are they serving in the capacity that meets expectations of the role? What is the track record of this person's focus and voting record? -- that is the Role specific page

 

There are a few associations here and I will try to decipher it over time on this page to show the structure

- Residential

-- Single Family

-- Multi Family (Townhomes)

-- Apartments (I think)

- Commercial

- Special Residential (not sure what can be stated legally yet but this is a 55+ community - they have a few different rules or governance)

 

There also a lot of other organization surrounding with oversight and legal requirements like a

habitat group

county groups and other such organizations. 

 FL Education has a school or many schools here with different rules. 

 

We will break this out over time when the author can dedicate to laying this all out. 

I'd like to have maps and graphics because writing this in words is not as effective and could be confusing.  There is a better way to do that with pictures.  Since the HOA and HOA Management company can come after me (or us if this site is a community supported thing)  - I need to be careful with this.  I saw information provided at the early 2025 HOA Annual meeting - can't find almost any of that online in public source.

Position Duties - Residential Association
Have to see if there is any definitions in the governing documents - dont remember seeing any. There are general website that explain these roles and I may use that to define the duties but will caveat that it is not this HOA defined
President if allowed (safe) to not approach defamation and liable concerns; author will publish what is legally allowed of the board members. I can't find any information that explain the duties or role description specifically. I will come back to this - at least with some general definitions of what is normal for this role

Secretary From the Charter - Article 4: The Secretary shall prepare or supervise the prepartion of the meeting minutes as required by Florida law.

I will come back to this - at least with some general definitions of what is normal for this role Based on governing documents - this is the first HOA community member on the board when the community gets to a specific percent of completion. At different levels of completion (25% to 50% or whatever) - they move more HOA residents to the board and Developer steps down
Covenant Committee They recommend enforcement actions to the Board. This is in the governing documents but I have to go get that information to put here

Planned update - wish to have this site break out a few things

- history - will take time - we will analyze each document from start to current day to see what they actually say or accomplish

- future - what are we being told - what information is available - and how do the people paying for all this (HOA Residents) influence anything (decision, goals, objectives)  --- just remember though - the cynicism here is LET THEM EAT CAKE from some direct experiences and use cases.
